The Job Of A Home Inspector
My job is to provide my clients with the information they need to make an informed decision about the property and to give them that information in a clear, concise, professional manner in an organized and easy to read report.
Here Is What I Do For My Clients
I will spend an average of three hours thoroughly evaluating all aspects of the property. This includes the roof, attic, crawl space, foundation, plumbing systems, electrical systems and mechanical systems just to name a few. We encourage our clients to come along for the inspection and to ask questions about any areas of the property they have concerns about. If you are a veteran home buyer, it may not be as important that you are there the whole time, so the report you receive will detail our findings including pictures of any areas of concern. We focus on educating you about the property and explain things in terms you can understand.

According to the EPA, Northern Nevada and the Sierras are in an area of elevated Radon levels. Not many people including most Real Estate Professionals are aware of this issue.
Radon gas is created when uranium in the soil decays. The gas then seeps through any access point into a building. Common entry points are cracks in the foundation, poorly sealed pipes, drainage or any other loose point. Once in the building, the gas can collect in certain areas especially basements and other low-lying, closed areas and build up over time to dangerous levels. The Environmental Protection Agency of the US Government has set a threshold of 4 pico curies per liter as the safe level. As humans are exposed to the gas over a period of years, it can have a significant and detrimental effect.
It is estimated that Radon Gas kills 24,000 Americans each and every year. Radon Gas is the second leading cause of lung cancer behind cigarettes.
The good news is that Radon Gas can be detected with a simple test and if high levels are found, can be easily fixed. How Do I Schedule an Inspection?
To make sure I have ample time to conduct a thorough inspection, I conduct two inspections a day, one at 9am and one at 2pm. This allows me to do the quality job you expect and still have time to get to my next inspection on time. I understand not everyone is available to attend an inspection during the week, I also conduct inspections on the weekend. My weekend availability can be limited so please let us know as soon as possible if you need a weekend inspection.
